Regarding PowerSmart Home Mortgage
- The loan term must be between 5 and 35 years (in units of 1-yea r). Loan amount is between 5 million yen and 300million yen (in 100,000 yen increments).
- Customers who have chosen either a semi-annual variable interest rate or an initial fixed interest rate will have a semi-annual variable rate automatically applied after the initial loan interest rate period ends.
- Those who are using the floating interest rate (semi-annual typ e), or the Initial Fixed Interest Rate can also choose the Initial Fixed Interest Rate type at the time of interest rate review. A fee of 5,500 yen (including consumption tax) will be charged for this selection.
- Due to extenuating circumstances, interest rates may be discontinued due to interest rate fluctuations etc.

- The administrative fee will be calculated by applying a rate of 2.2% (including tax) to the loan amount. In addition, mortgage registration license tax, stamp tax, judicial scrivener’s fee, fire insurance premium, etc. will be charged. If you use the electronic contract service, no stamp tax is required, but a separate electronic contract usage fee of 5,500 yen (including consumption tax) will be charged.
- First lien collateral will be registered against the property being financed by this mortgage until the mortgage obligation is fully paid.

- Customers may not refinance the current mortgage contracted with SBI Shinsei Bank.
- There is a Bank prescribed assessment for the financing of residential loans. Depending on the results of the assessment, there may be an additional annual 0.10% to 0.15% surcharge on the Initial loan interest rate. Please be aware that there may be cases in which we are unable to meet your preferences. Your understanding in this matter is greatly appreciated.
